Sunset Magazine // 2018 Idea House

Every year Sunset Magazine collaborates with the most innovative home product companies, on-trend furniture builders, haute designers and one exceptional builder to build a concept house showcasing if money was no object, the sheer amount of customization, technology and design one can build into a designated space. This year’s project just so happened to be in Los Gatos and built by well renowned local builder Mark De Mattei of De Mattei Construction.

One of our core beliefs is that the right house will meet the right buyer, but it is up to that specific buyer to act when the opportunity presents itself. This was the case with our buyer, and we are ecstatic to announce that we are currently in escrow for this show stopper of a build. Before we hand over the keys, we wanted to show you this home before it officially leaves the market.

As the hot summer market fades and we move into a slower autumn market our marketing strategies must change. In this market we rely much heavier on pre-marketing to ensure every possible buyer we can reach without going on the actual market is notified, then we bring the property to market to reach the remaining interested buyers.

During our pre-marketing for this incredible modern farmhouse one of the agents we reached out to had a very interested buyer who wrote and offer that neither our seller nor we could not accept. In fact, in advising that they not accept we would not be doing them just service. Being that our primary guiding principle is service first, we advised them to accept and as the market shifted the odds of another buyer meeting them at this price point was less than rare.

As the dust cleared, our sellers were thrilled with the sales price and able to move onto their next home. The new buyers, while paying what seems like an astronomical amount over asking will own the home of their dreams and in-time the appreciation will eclipse the initial investment. Also, in doing the math should they renovate their home to create their own modern farmhouse they would have spent well in excess of the premium of just moving to this property.

We have successfully concluded our annual off-site, aka "outsite" at the infamous Quail Lodge & Golf Course in Carmel Valley. The focus of these meetings is to allow our team to be completely immersed in a learning environment and to create a clear path for their individual goals and businesses the following year. 4 Common Home Inspection Myths

Dennis breaks down 4 common myths when it comes to Home Inspections here in the San Francisco and Silicon Valley markets.

  1. Not all Home Inspectors are equal - Just because a person holds a license, it does not mean they are exceptional at what they do. We hire our inspectors based on experience and track record. They understand the type of home, the neighborhood and communities they work in and can identify issues quickly with a degree of certainty. 
     
  2. A Home Inspection is not a Home Valuation - Home Inspectors only give you a health check-up on the home. Things that need or should need repairing, or items which need to be brought up to code. For sellers, we can get a pre-emptive inspection and address all problem areas before an actual home inspection, and for buyers, a home inspection provides an additional layer of transparency to the property they are considering purchasing. 
     
  3. Buyers do not usually pay for the Home Inspection - In San Francisco and Silicon Valley, we try to be as transparent and open about the property as possible. This leaves zero doubts to what the buyers will be buying and encourages aggressive non-contingent offers. As a result, when working with our buyers, we are placed in the opposite situation where we must anticipate other bullish offers and write one that's clean and attractive enough to the home sellers. However, in our Los Angeles office, it is still rare to find home inspections completed by sellers. It is often the buyers' responsibility to order one during the escrow process. We are seeing a slight shift in some Los Angeles markets, but for the greater whole, the sellers do not regularly purchase a home inspection as part of their disclosure process. 
     
  4. Home Inspections are not a license to re-negotiate on price - Finally, if a home inspection report displays 'minor' items such as outdated electrical, squeaky floors, or even small termite issues we typically recommend accepting the damage and writing an offer as if the house was perfect. The only conditions that would justify a reduction in offer price are major items such as Section 1 damage, roof replacement or clear and necessary foundation damage. Otherwise, the job of a Home Inspection report is to inform and educate a home buyer and an incentive to write cleaner offers.

Insurance Photography & Matterport Services for North Bay Fire Victims

This morning we noticed the efforts of Eric Overton, CEO of Inside the Address, through Matterport's blog. Eric is a Matterport service partner in the greater Houston Texas metro area, and utilized his Matterport camera to document the flood damage in an effort to help homeowners speed up insurance claims. 

METIS owns one the newest Matterport Pro2 cameras along with shelves full camera equipment. We got to thinking and wish to carry Eric's ethos here in the SF Bay Area by providing Matterport services for those with remaining structures, and insurance photography services for those who require documentation completely free of charge.

Per Matterport, here is how all invoved can benefit from a Matterport 3D-Scan:

  1. Homeowners:
    • Be sure to completely document the content inside a home. 
    • Use your Matterport scan over and over. You will be able to email the scan to multiple contractors for repair estimates

  2. Contractors:
    • Use 2D schematic floor plans for square footage and measurements
    • Explore the 3D virtual tour when you cannot physically return to the home
     

  3. Insurance adjusters:
    • Send your company the 3D virtual tour as documentation of the homeowners content for review
     

  4. Interior Designers:
    • Take measurements from the 2D floor plan or from within Matterport’s Cloud platform • • Import .obj files into 3rd party software like Sketchup

End of Summer Happy Hour

Behind the Scenes.

One of the things we continue to do here at METIS is to improve our product. This means streamlining the process, a continuous investment into technology - both hardware and software, and most importantly hiring talent. An area we've been anxiously wanting to grow is our in-house videography. This means not just stitching together photos and passing that off as a 'video tour' but to get into story telling, A-rolls with B-rolls, sound editing and post production. The end goal is to not just have an in-house marketing department that services our clientele, but an in-house media production department.

This reel was done freehand utilizing a Sony A7R, Carl Zeiss lens, and a Rode shotgun mic. It was also above 100°F out and our CEO was clearly feeling the heat. However, we wanted to show you a bit of what goes behind the scenes and the multiple trials and errors of our process before something makes it to the production stage and to where we're comfortable offering it to our clientele.

SOLD - 4396 Laird Circle

A big congrats and many thanks to Janice Chua and Ian Chan on selling their Rivermark home.

This was the cleanest original Rivermark home we have ever seen. It showed like a new build inside and was evident that both of them lived very light. In the property preparation phase of this property all we had to do was thoroughly clean, stage, and replace the cooktop as the ignitors ceased working.

Then we went on market Mother's Day weekend which was a week earlier than originally scheduled. While we experienced excited buyers and a flood of visitors we opted to hold the property on the market for an additional week and a second weekend of open homes as many buyers expressed frustration of them needing to choose their mothers or their potential new house. We felt allowing all potential buyers the opportunity to tour the home was in everyone's best interest. 

As the second open house weekend wrapped up we set an offer date that following Wednesday. After reviewing all offers we selected a very clean, above asking offer and our clients were able to transition to the next chapter of their lives in Singapore.

This sale meant a lot to our team. For one, Janice was one of METIS' earliest supporters and one of the very few who knew about METIS before we publicly launched. Where as start ups of yesteryear (HP, Intel, Apple, Google, etc.) were often associated with garages, many of today's start ups got their start in coffee shops. Janice and Ian owned Bitter+Sweet Cafe in Cupertino where we often met and worked on METIS, it was practically a second office for us. 

Thus, when Janice inquired about the sale of her property, we were honored.
