As the hot summer market fades and we move into a slower autumn market our marketing strategies must change. In this market we rely much heavier on pre-marketing to ensure every possible buyer we can reach without going on the actual market is notified, then we bring the property to market to reach the remaining interested buyers.

During our pre-marketing for this incredible modern farmhouse one of the agents we reached out to had a very interested buyer who wrote and offer that neither our seller nor we could not accept. In fact, in advising that they not accept we would not be doing them just service. Being that our primary guiding principle is service first, we advised them to accept and as the market shifted the odds of another buyer meeting them at this price point was less than rare.

As the dust cleared, our sellers were thrilled with the sales price and able to move onto their next home. The new buyers, while paying what seems like an astronomical amount over asking will own the home of their dreams and in-time the appreciation will eclipse the initial investment. Also, in doing the math should they renovate their home to create their own modern farmhouse they would have spent well in excess of the premium of just moving to this property.

The Haneys

Wallace sits down with our most recent home buyers, Genny and Mark Haney to chat about some of their purchase expectations, challenges, and eventual success. 

Every home buyer has an extensive wish list of wants, but being in such a seller's market, buyers often need to whittle down and compromise. Genny and Mark started out with an ambitious list and this was further compounded with their desire to stay within geographical and budgetary constraints. SOLD - 4396 Laird Circle

A big congrats and many thanks to Janice Chua and Ian Chan on selling their Rivermark home.

This was the cleanest original Rivermark home we have ever seen. It showed like a new build inside and was evident that both of them lived very light. In the property preparation phase of this property all we had to do was thoroughly clean, stage, and replace the cooktop as the ignitors ceased working.

Then we went on market Mother's Day weekend which was a week earlier than originally scheduled. While we experienced excited buyers and a flood of visitors we opted to hold the property on the market for an additional week and a second weekend of open homes as many buyers expressed frustration of them needing to choose their mothers or their potential new house. We felt allowing all potential buyers the opportunity to tour the home was in everyone's best interest. 

As the second open house weekend wrapped up we set an offer date that following Wednesday. After reviewing all offers we selected a very clean, above asking offer and our clients were able to transition to the next chapter of their lives in Singapore.

This sale meant a lot to our team. For one, Janice was one of METIS' earliest supporters and one of the very few who knew about METIS before we publicly launched. Where as start ups of yesteryear (HP, Intel, Apple, Google, etc.) were often associated with garages, many of today's start ups got their start in coffee shops. Janice and Ian owned Bitter+Sweet Cafe in Cupertino where we often met and worked on METIS, it was practically a second office for us.

While most of our listings accept an offer within 7 days this year, we intentionally held off on accepting offers for 4396 Laird Circle to get in two weekends of open homes. The first weekend was Mother's Day weekend and we had many potential buyers express the desire to view the property, but had to travel for their mother's. We set the sales record in 2016 on Joy Lane, and proud to say we set a new record with the sale of 3712 Joy Lane. In fact, we broke the $1m mark for this community of 6 amazing custom developed homes.

Our sellers expressed interest as we were marketing 3700 Joy Lane, but was already working with another agent. As months passed they were unable to successfully sell the property, we were hired to take over the project. 

We started with a deep clean of the property then brought our handyman team, stagers, and landscapers in. Our stager directed what she wished to be done. Replacing and updating fixtures, painting entire rooms, and identifying the type and size of art she wished to hang on the walls. Meanwhile our landscape team cleaned off the hardscape, pulled weeds, and covered up neglected areas with either sod or fresh mulch.
